Simple things I've done as a homeowner/landlord are flooring, painting, trim work, built a mantel, built and arbor, garbage disposal...Being a handy man are skills you can learn for life and there are a lot of good videos on Youtube. ;)

As I read the certified docs from tenant in my owners portal, apparently fixes for some of the same problems lamented, had not been done properly (unbeknownst to me - garbage disposal replacement is an example, tenant apparently stated it was not done correctly, and requested proper repair, which on my side, I was advised of a new repair request, a leak in the Kitchen sink - I am clearly getting robbed here) .. so what should I do in waiting this out???
