Homes currently up for sale in the area are about $250,000 for a 3beds/2bath and roughly 1300 SQFT.

Could the prices be lower than the MLS?

I'm currently exploring opportunities in the Honolulu market and looking to use my VA renovation loan to purchase a 3-4 bedroom home, renovate it, and rent out the extra rooms as part of a co-living/house-hacking strategy.

Currently using Batch leads which maxes me out at 1,000 texts a day, does anybody out there have a program that they recommend that is affordable and allow me to increase my volume of texts per day? 

Drive around your area and find homes that are currently being remodeled (big dumpster outside, several crews/contractors) get out of the car and see if the investor is there if not talk to guy in charge and network with them. 

I would suggest picking an area in Tennessee that is currently developing.

Ask to speak with some of their current owners and current/former tenants.

Thought about if I did scale to say 100-200 doors that I would hire another company to audit the current PM on how they're handling my properties.
