If I want to make a hallway, I would need to demo the bathroom or make the already small room a bit smaller to make way for a hallway.

The list goes on but my point is don't go crazy on the demo and create more work.

This could get messy.....I found a better method to be this: ask for an invoice for each phase (or so) of work...i.e Demo/Foundation, then Framing, rough, then Electrical/Plumbing /HVAC.

You have two choices, demo the entire lid and add new drywall or get a good drywall crew to skim coat the entire ceiling.

The demo was was done early on and I have been in touch w/ the contractor at least 10 times and each time he said the project will be fully completed in about two weeks and before the deadline, but he never sent me any photos as I kept asking for. 

This will be my first true flip and the job won't be a complete demo or gut.

Opening wallks means demo, insulation, drywall, mudding, texture, painting,... tasks which adds a lot to the overall project cost.Flooring, painting, cabinets, light fixtures are all pretty straight forward
