Hey @Mordechai Chaimovitz - It sounds like you are talking about Chicago's NW side because there are definitely tons of areas in Chicago where a 2 flat can cashflow well.I know for me buying on the nw side was critical to my personal well-being and life happiness. 

You can't list your commercial rentals on their website, it is definitely geared for residential rentals.   

I'm contacted weekly from reference senior positions and contract work with the government, but I definitely enjoy the time with my brothers for the last few years before I hopefully retire for good. 

@Chris Seveney  As an LP in multiple syndications, this year is definitely a horror show.

This could definitely be a red flag, but we would need to know more beforehand.

If your HOA would allow it, I'd definitely explore that since you'd be back in town for a few months out of the year. 

@Eric Andersen definitely put weight into what @Michael Baum wrote and do your own research on the city regulation/zoning.

IT can definitely be improved from an ROI standpoint with metered and reassigning all utilities, charging for laundry, renting garages to tenants, renting storage space.I own a portfolio of duplexes and single family properties that are doing well. 

It's a pretty good deal and definitely made sense for us.
