In regards to inspection, you should take a 2nd party with you for the inspection, if you don't have a second party then use a body cam, if you don't have or don't want to get a body cam, then set your phone on record - extremely important for Tenants that may claim items have gone 'missing' or which claim they were promised items during your inspection.

You could have a high cap rate going in but above market rates and regardless of what the options say for renewal the tenants come in to re-negotiate or leave the center causing a CAP rate drop value and a reduction in income.You have to know other centers in the area and how they are positioned,what their CAM rate average above base rent, etc.
