@Kyle Sutton,With the way phone numbers have gone since the cellphone explosion and telco breakups, area codes aren't very meaningful anymore as a locator.Even landlines in Puerto Rico can, for example, have a "Seattle" area code.I wouldn't be too concerned.

However, it is easier off the MLS when or if you know that problems exist like divorce, death and estates, partnership break ups or property condition is not marketable.When you have joint sellers and they have issues, you usually can solve one of the seller's needs, then you can force (convince) the other to cooperate because that seller has no personal involvement with you.

Built his rear deck 3x the size of original plans.His first violation was in 2010, he paid the $1500 out of the $3000 fine and left it as is.He just got his second violation for $10,000, half of which is payable now and the rest suspended if he complies.Can he get permits for the work now and not have to break up his driveway and cut up his deck?

House 2:House renting in the less desirable part of the city but still decent area, I got advice here to use trafficmaster allure (which I did buy, a little concerned about having a crawlspace and maybe that affecting the flooring), the house totally redone almost all new, the living room and kitchen have an open floor plan, and I really want to keep the same flooring for both so it looks and flows with the open floor plan BUT my friend which used to be a contractor is trying to convince me to go with tile in the kitchen, I like tile in a kitchen just feel this will break up the openess that the place has but maybe I'm thinking to much with my heart and not with my head, maybe tile is better under the circumstances.Last questions, if any michigan people know of an affordable, quality floor installer let me know.Thank you!

Cody:  I've moved out of the area but did do business with both Kennebec Savings Bank and Norway Savings...Never spoke to them but I have heard from several right in your area the commercial group at Gorham Savings was a good one.I'd make sure you do extra research on being able to raise the rents as you discuss:1) If you break up the electric that in affect raises the rent2) In many areas 1 br suffer from a lot of tenant turnover which is the most expensive part of this business...the current landlord may have rents where they are for that reason...trying to mitigate vacancy loss by leasing slightly under market and screening for long term tenants (Hopeful)b

lol sounds like John is still suffering from a bad breakup. keep in mind the only difference between ARV estimates from a wholesaler and most investors would be access to information and there is really only one web site that requires access that's the MLS any other web sites with comp. info everyone has access to so in short having a wholesaler without a real estate licences is kind of like having an assistant or a bird dog and if you expect more than that out of them (which I think in john"s case may have happened) you will be bitter and disappointed.
