I think PM are helpful if you're (A) live out of state or very far away or (B) have >10 properties and cannot manage them all on your ownJust my $0.02 -- I've been the acting PM for my properties for several years now and have saved a lot of money (and likely aggravation) dealing with this.

Could be worse, they really are nice (so far),  but I should have trusted the bowels.

Carpet and paint, and most of the appliances are fully depreciated and only the items aggravated by failure to report them can be justified in court.

It just took longer than expected or desired and came with a lot of aggravation which is why I flip in the first place.

I don't like aggravation, and I have a regular job for a few more years until I retire, so I prefer to trade a little rent for peace and quiet. 

(that said, I still list with them, and I'm moderately less aggravated now that I've had some time to get used to it.)

Lock In effect - folks who have low interest rates are locked in and won't be transacting which will aggravate supply issues further

So aggravating.

That really is aggravating.
