You get what you negotiate, so you could have a time bonus/penalty factor (X target date, $Y dollars extra for finishing early per day, or $Z dollars finishing per day late).  

Additionally, we tend to stick with Zigbee and Z-wave wireless devices as WiFi (802.11) is too power hungry.

Zillow is nice because they show what properties actually sold for (the z-estimate is crap; scroll down.), which you can use as a source of rough comparable data.The savings cushion is critical, but I also buy a home warranty.

Send out X mailers, to get y calls, that convert to z transactions.  

On the other hand I would say over 70% of our clients do come and visit and want to see the physical home, the process form A-Z, we encourage it and I encourage investors on BP especially first time investors, put boots on the ground, visit the operator and be intrusive.
