Plus if you only inspect properties that you are not transacting, there is no synergy.

I also am actively studying spanish 3-4 hours a week.

I like the synergy of of supporting our wine industry, building industry, tourism industry and making Oregon a better experience for everyone.  

Tooele is a good option, Ogden is A great area to BRRRR, south end of Utah county like Spanish Fork May work as well.  

While you are in school a great idea would be to get a job with a carpenter, floor installer, plumber, tile guys, etc......you would really be able to save on labor costs if you excel at some of these skills.....learn Spanish in high School too...that has been really helpful and I have met some really great guys (families I sent Xmas cards to) from my basic Spanish speaking.
