I thought about asking to split the commission with whatever broker we use, but am hesitant because if we use a broker, I want them to be fully committed to our listing and not prioritize another listing where they will make more. 

Depending on the cost of water and given your location I would prioritize electric. 

You pretty much know that your initial offer won't be accepted (if it is, you're offering too much), so there is some wiggle room in the counter process.I also prioritize properties and adjust my offers accordingly to increase my chances of getting the ones I really want.

Ideally there about 5-6 markets I'd like to be in but right now since my team is thriving I'd like to give them more doors so that they prioritize me more and so that they make good money at the same time.
