If the existing 'main' MLS in an area wants to get most or all of the local listings, they need to step up, be the most modern, up to date, easiest to use, add value, etc, and not be the clunky 1990s-feeling websites/portals that they currently are.

* What requirements and contingencies (i.e. umbrella and earthquake insurance policies; ex to forfeit some or all of her share of equity to make me whole, etc.) would you include for protection against possible forms of loss (i.e. lawsuits, natural disasters, mortgage default, property neglect/deterioration, etc.?

Part of the process of the BRRRR strategy is the refi portion to get you back some or all of your initial cash invested so you can keep going but not all properties will be in a position to get the refi so that is something you need to consider with your lenders and you should have an alternative for that instance.
