@Kevin Leppink I’m not sure how similar Utah is to NC, but as RE agents here we have access to something called Realist which is a public record database.

I assumed there were some recorded violations, but the previous owner had removed the placards placed by Code Enforcement, so I was unaware of the severity of the status until last week, when I discovered the placards and an associated court case in the ACCELA database. 

Checkr accesses multiple data sources, including national criminal databases with millions of records, courthouses across all 3,200 counties in the United States, state sex offender registries, the Federal Court PACER system, and state Department of Motor Vehicles.

I do collect all of these details, email addresses and phone numbers, and have quite a database that also needs harvesting and communication as you indicated but I think this is just a small piece of a much greater marketing plan.  

I'm from San Diego, CA and currently work in IT as a database administrator, while also taking classes to get my RE license.  

Recently, many websites in Great Toronto Area comes up with all sorts of real estate information like bungol.ca  one of them, trying to enable people to study and find their property by self-studying , not going through real estate agent, do you really y think  is feasible?

I will upload lets say 4 or 5 letters, so for example, if I set my parameters to mail my database once a month, first it would send letter 1, next month it would send letter 2, ect ect.3. 

Are there any creative ways or programs that would enable get financing?  

If I had time I'd compile it myself (I'm kindof a list/database geek) but unfortunately, I don't have that kind of time...lol.
