But most of the stuff you can learn from youtube and the right amount of concentration/practice, and there's stuff I enjoy like anything related to woodwork/carpentry. 

But we now hold it contract-fo-deed for a lot more @ 15% & the client is rehabbing it as the units become vacant.We concentrate on that lower median price range so that it's easier to flip & hold the financing while mkt rents still give them enough of a $$$/door incentive.

I suggest first identifying where you want to live, do a Zillow search for duplex and your price range, see where there are concentrations of duplexes and if that can overlap with where you want to live.

When I was leasing office space, they offer me space with services provided, i.e air conditioning, utilities so I can concentrate on my business instead of nickeled and dimed for minor conveniences.

I am against HOA's and concentrate on SFH or small multi's.

And once they're properly concentrated, they're a health hazard.

Concentrate on getting listings and the occasional buyer.

Put the work in to correct your credit issue, this is the number 1 thing you should be concentrating on.
