I would like to find something closer here in LA and wider area, as we live in Santa Barbara and have some network with contractors in LA who we could work with.Are there any areas still affordable?

I am an ADU investor in Santa Barbara County so slightly different rules but still helpful. :)

Hi @Barbara Goodman and @Steve BabiakThanks for your input.No, I didn't pull the number out of a hat - it just happened to be half of what they are asking. 

My issue is I live in Santa Barbara and am struggling to raise enough capital to place a down payment and cover unforeseen expenses as a landlord.
