Plus you have to deal with HOA restrictions, possible special assessments, etc.

I recommend checking with your HOA to see if you can rent out your condo and if there are any rental restrictions.

Is there a place that I'm supposed to be looking up the details like taxes, hoa, photos, etc that is understood amongst each other?

Is your DSCR ratio greater than 1-meaning are you cash flowing (according to the lender's criteria of mortgage, property taxes and insurance (and HOA) if applicable).

Regarding Mecklenburg (Charlotte) specifically, many HOAs have rental restrictions (such as a minimal lease requirement), which can make STR tricky. 

Eventually the lender or HOA will foreclose and there will be an auction and a new owner. 

Every owner wants low HOA Dues and then something expensive comes along and they all cry that it's not fair they need to pay an assessment.

HOA's are generally not a landlord's friend.
