In my market, townhomes are priced lower and appear on the surface to be great cash flowing properties, until you run into that darn HOA fee.

This means your name does not appear on public record for that property, your attorney and their address is the only thing that appears.

It appears that your props are leveraged.

The seller is having to deal with a tenet who appears to be dodging her.

I’ve been here 2 years and it appears to be growing, slowly.  

There is a distressed 1,266sqft property on the land, but the value appears to be in the 1.5 buildable acres. 

It was a great value but not sure how much $$ it was making as most of the rooms appeared to be unoccupied. 

House rules are useless, your lease is the legal contract and it appears that you have a vey disrespectful tenant that you will likely need to get rid of.There is absolutely no reason you should "like the guy".
