You need to list it ASAP with the weather changing.

They put special chemicals/ compounds  in it to work in cold weather 

Hey @Courtney Fricke, before you let the tenant move out, consider two simple enhancements that might address the issue:Smart exterior lights - Consider investing in inexpensive outdoor lights over all doorways and the garage.

There were two things they needed to finish and didn't finish the job due to winter weather because they started 6 weeks after the date originally promised (and that was waiting for them for 8 weeks).

A penalty clause that kicks in after x many days past completion to allow for weather and the unforeseen. 

I assume the window sill mildew is a result of cold outdoor temps, maybe not great wall insulation, keeping the heat turned down when they were away building their house and/ or not venting the bathroom during showers. 

Not an area that pools are common, even outdoor. 

Make sure you have reserves tho, and can weather vacancies.

We have seen a ton of success with Colorado Springs house hacks (outlined below), but a lot of people in Denver remain resistant to this option while also lamenting that Colorado Springs is changing.
