Waiting to decide what that is after you have taken an application is a good way to get burned. 

If you got some leads you could always ask some other wholesalers to partner up on the deal and that way you can watch how they get go from the first meeting to the closing table.  50% of a deal is better than 100% of no deal.  

Does anyone know if you can use the potential rental income on a application for financing, as a way to lower your DTI.

You need  to find someone that can read people and watch you meet a homeowner from a distance.

@Drew AdamOnce you close, I would meet/talk to the tenants and let them know that you will need a new application (I would not charge them) and vet them like any new tenant.  

Half of the estate agents pulls off the moment you mention DSS, and the other half has super detailed applications where they demand a minimum income that she can't reach.

As a Home Inspector, we don't really care if someone is there or not, we just watch our language a little more closely!
