I'm on all those vacation rental sites, and get maybe 6 responses a year. 

Hi all - I am currently in the process of renovating my basement to convert it into rental property (most likely a short term or vacation rental, although I wouldn't be opposed to a long term rental if I could find good tenants).Among other things, the ceiling needs to be replaced.

Now I am looking to start my own vacation rental management company in New York.My Concern -Since I don't have a real estate agent/ broker license, which seems to be a requirement of New York state to start a property/ vacation rental management company unless your company strictly restricts it services to pure maintenance, so is there a way around it?

When I was at a similar stage (many SF homes and vacation rentals) I decided to take a step back and ask myself how active I wanted to be moving forward in real estate.

I had a tenant let me know yesterday about a broken dryer, I'm leaving for vacation on Saturday and today was my only chance to work on the problem before leaving.

I am not concerned that he could suddenly vacate the premise prior to end of lease (I can just rent out again) - I am concerned he could stay there for half a year for free and there's nothing I can do about it.

If I entered a place with a strong chemical smell, I get a migraine and frankly it would likely ruin my expensive vacation and you would get a bad review.
