Acoustic Drop Ceiling vs. Drywall Ceiling

Hi all - I am currently in the process of renovating my basement to convert it into rental property (most likely a short term or vacation rental, although I wouldn't be opposed to a long term rental if I could find good tenants).

Among other things, the ceiling needs to be replaced. Currently existing is an acoustic drop ceiling that has been painted black, grid and all. It looks terrible and it needs to go.

I have done some research and it seems like there are some arguments for both sides. So... based on your experience, which one is better from a cost, appearance, practicality, and DIY standpoint? 

AND if you prefer acoustic drop ceiling, do you have any cost effective material recommendation that would make the room look nice?

    What other renovations are needed in your basement. Will it be a separate unit once all said and done where it would need to pass fire separation codes? If fire separation is needed, you decision will be made for you in the form of a rated assemblies

    That said, assuming minimal flip and no fire separation... I don’t like acoustic drop ceilings even though they are very practical, but if it’s already there I’d have a hard time taking it out. I would spray paint (little cans) the tracks and install more modern ceiling tiles. If you need more headroom or the illusion of it and are good with a little more work, I would tear out the fails ceiling and use a paint sprayer to paint the floor trusses, ducts, plumbing, and wiring dark gray or white which is what I did in my personal home which only has 7’ ceilings in the basement. Just my thoughts.
