The question you have to ask yourself after going through the paralysis by analysis stage is this:Do you feel secure in the asset?....

This requires me to take more of a managerial role but it also gives me more control over who I rent to, for example I am less enthused about renting to event goers like Stage Coach or Coachella.

Maybe consider getting it staged, taking photos, and showing it staged, so potentials can picture it in their minds?
