Inititially I was going to buy a whole portfolio off an investor which looked solid in a big picture but some of the properties were not performing individually at all so we will build from scratch.

A good project manager will eleviate the struggles and challenges of physically managing each project and free up the time needed by an I veto to source new deals, over see marketing of current deals, and manage the enterprise.Successful Development is more about managing the individual processes involved in the developments as I opposed to actually managing all of the people involved in those individual processes.

And further, given that such a small group of individuals could undertake such a fraud without detection, what other manipulations are going on that we aren’t yet aware of?

It may help your cause if you have an idea of what they might want, like;2 years of tax formsDefinitely, personal balance sheet, or called an individual financial statement, where you fill out what your assets and debts are, loan balances on properties, market value of properties, car loans or free & clear, bank balances, life insurance, etcProfit & loss statements, perhaps a portfolio of your properties (before/after)Last 2 pay stubs, if you have a jobJust a conversation about what you've done, what you want to do, etc.  

I am a licensed developer in Oregon I am the principal in all that I do here.IN other states I build in I am the principal but its not necessary to be a licensed developer Oregon is unique in that law.. and of course in Oregon that law is broken with the same frequency as those that wholesale without a license in states it not permissible to do that.

At 3920 Appling, the giant tree in the front yard would be kept by a lot of individuals that our in my niche, but it is already pushing up the front deck and while it poses no current threat (and may never) to the house, it should be addressed b/c it could be a potential issue.
