Appraisal came in 25K less than the sales offer

I have one in Salem OR closing Monday... we listed at 190k ( basically market) bidding war ended at 200k... appraisal came in at 180k.... buyer tried to appeal and I think it came up 4k.. but they are going to make up the difference in cash.. and I know this is 1 in a 100 on a FHA that the buyer can acutlly come up with the difference... we owe that to our ultra strong sub 250k market in this area..

In my opinion it shouldn't be about the price of the rental (although cash flow is the goal) adding "luxuries" such as washer/dryer/refrigerator/dishwasher will most likely find you the quality renter that you would want in your property.
