I have one in Salem OR closing Monday... we listed at 190k   ( basically market) bidding war ended at 200k... appraisal came in at 180k.... buyer tried to appeal and I think it came up 4k.. but they are going to make up the difference in cash.. and I know this is 1 in a 100 on a FHA that the buyer can acutlly come up with the difference... we owe that to our ultra strong sub 250k market in this area..

It was a great book on the lifestyles of the ultra wealthy.

In my opinion it shouldn't be about the price of the rental (although cash flow is the goal) adding "luxuries" such as washer/dryer/refrigerator/dishwasher will most likely find you the quality renter that you would want in your property.

My new client has 14 Luxury Units now ready for rent, in Lake Balboa/Ventura area. 

I would like to put coin laundry in the ultra clean basement to add value for potential tenants.

Have you done this before and your initial number are just ultra conservative? 

We've been dragging our feet on completing the finishing work (we're living in the unit right now, so we have the luxury of time), so we haven't had the building inspection yet. 

People wanted the log cabiny, rustic feel, but also... new, modern, clean... and here's the kicker... a luxury ambiance with outdoor hot tubs, indoor saunas, indoor heated pools. 

I know people who rent out luxury rentals one to 2 months a year for ~$120k or so a month.But I would always want that core home to come back to as my base of operations so to speak. 

. :) difficult to break into even on the "lower" end of the spectrum, which is equivalent to mansions and multiplexes almost everywhere else in the US.
