There are times when the owner in foreclosure will cause problems to the house he is about to be evicted from;  cement in the toilet, crossing electrical,wires, blocking the waste vent pipe...etc. discovering these problem and making an offer to the lender with pictures and a contractors inspection report will help the investor acquire the REO.Charles

I have lender who will do a 3 year at 10%.Home is on a double lot and has been completely rehabbed from a 3/1 to a 4/2.PP $117,000  RC/HC $65,000 ARV $240,000  Rents Remodel is incredible with all newfixtures, etc.  

I have wood laminate floors, granite counter-tops, and a remodeled bathroom.

I am willing to use my background in rehabbing and remodeling as a building block.

I found the places that charged the same rent were 50-70% larger, all just recently leased, and one was even remodeled within the last year. 

My problem is I have been remodeling and building homes for 38 years and very good and fast at it. 

They are distressed homeowners and I wanted to discuss some options for them, like purchasing the house in its "as-is" condition or possibly partnering with them and remodeling the house and then selling. 

Or 2) find a flipper / remodeler you can trust and give them your money.

Since the subfloor is plain concrete, he laid the planking right on top of the old carpet (in hopes of providing a bit more insulation come winter).4) Coventry Oak in my home bathroom (only 50 sq ft) sometime about 2 months ago - did this myself, and even did it in installments, leaving pieces out for 2-3 days until I had a window of time to replace the toilet (when you have one bathroom and two teens, you gotta be careful!).

They may pour concrete in toilets on the way out and pull every bit of copper pipe out of the walls!
