Lenders are also happy to lend without credit checks as long as they can securitize and sell the loans, book the profits, and take home a big bonus even though they know their companies will be bankrupt once the market corrects.Not to get too political about it, but I think the age of amorality is partly the result of urbanization and the mobility of labor.

I've had the credit card in question for quite a long time, so I was wondering if I apply for the increase if that credit line would start its aging process all over again (credit account age/history makes up part of your FICO).

I'd replace the HVAC systems if they were more than 20 years old, regardless of whether they worked.So, the age of the house and the mechanicals would go a long way towards determining how much this rehab would cost.If this were one of my flips in my area, my guess is that I'd spend $30K and it would undergo a complete cosmetic rehab with new roof, new HVAC system, all new fixtures, etc.If it's in better shape than that, then obviously it would be less...

While I have no doubt that there is a spike coming in that age group, I don't for a minute believe that it will be college grads.

I would only say that your young age will be something you'll have to overcome with sellers but if you're determined enough, I'm sure you'll find a way to overcome that.

And if any state adds a class to it's particular law, it doesn't automatically bleed over to all states.Some number of years ago, the feds were reading real estate advertisements and taking action when the ads suggested preference for various things, like "great for the young family just starting out" was deemed to discriminate against age.
