I'd imagine that most EVSE is NEMA 3 / IP65 rated, but I will have to do a little more research.All of my properties are long term rentals, so I am not going to provide EVSE, just a 30 or 50A outlet for tenants to use with their EVSE.

I would recommend just taking out another bridge loan if you need more time to sell, or refinancing into a long term DSCR loan if you do not qualify for conventional loans

House-hacking today often has to rely on much greater lifestyle sacrifice than what I personally did 10 years ago, and requires strategies that would make me uncomfortable like rent by the room, or using local laws that allow Short-Term rental only for owner-occupants.

According to the IRS (and not someone's opinion), carpet is depreciated over 5 years:https://www.irs.gov/pub/irs-pdf/p527.pdfLook on p9 in the box.Therefore, I would counter them at the 5 year depreciation calculation and GET IT IN WRITING as terms of the settlement so they don't come back on you.Pet smells have a way of coming back no matter how the carpet was cleaned, so I can understand the replacement.
