Master that one property and make it successful.  

I will be doing 3 separate postcards, 1 each month, and be following these up with phone calls.What have others done to be successful in their marketing efforts?  

Anyone have success doing that?

I'm wondering what HML people have had success with in the past.

Now you run the risk of the bank calling the loan due if they find out about this transaction happening and if you quit claim deed a property off market then you might have problems with the sale of the property and more signatures may be required by the old owner in order to sell and you will assume any liens/encumbrances the old owner has you might miss since you didn't have a title company transfer title.

If you stay diligent and network with other investors, I'm sure you can turn that education and enthusiasm into success :)

I have noticed that a lot of successful investors on BP try and shoot for a minimum of 11%-15% Cash on Cash ROI and try to get anywhere between $100 to $300 per door.  

Thanks @Joseph M.Haha it actually was fairly successful all things considered, and my wife and I got to go to lot's of cool venues and drink champagne so it was definitely a good experience.

Curious if anyone on here has had success with doing small condos used for Corporate housing?
