I have actively been putting in offers consistently for about 2months and it seems like all the small multifamily and SFH are going for above market  and asking price by 20-30k to the point where they don’t cash flow… I have been struggling in this market.

As of right now, we have friends struggling to find a way out of New Orleans to try and come here and stay in some of our short term rentals for the foreseeable future.

I am eager to get started with trying my hand at some house flips, and one of my concerns surrounds contractors.How do you get contractors on board in a market where they are struggling to find enough help to complete the existing obligations, material prices are sky-high, and as a starting flipper, I don't have enough volume to be attractive to the contractor. 

These are the one's that have payment struggles.

My biggest struggle is that my W-2 pays for health insurance for my family.

Others might be struggling right now and if that is the case, tell them about the govt rental assistance program for covid.

I'm struggling with being judged for my age and way of thinking since all my friends don't support me they just say your too young for this and banks are a different story.

I understand all of the strategies, and have a pretty good understanding of real estate in general, however I am struggling with putting it all together and Formulating the plan to follow.
