Need Help With Real Estate | Qatar
My concern is that I'm a 20 year old living in Qatar (Middle East) which is so hard and frustrating to try to start anything. Earning around 5000 USD per month and I got around 60K saved up. I'm struggling with being judged for my age and way of thinking since all my friends don't support me they just say your too young for this and banks are a different story.
A quick insight: We don't have any taxes we just have electricity and water bills. Secondly, there is this vision for the country which is due to be completed in 2030 which are certain areas in the country that the government wants to heavily develop to be so modern and fancy. The main places currently are Lusail and The Pearl it's basically the heart of the country. Prices for houses are just too expensive but apartments are more attainable in the 300-350K USD for 2BR Apartment (low-mid range) and rents are anywhere from 2000-3500 USD,these apartments are easy to sell or find tenants since they are in demand.
I was fascinated with the real estate market and how does it generate a lot of income for their owners. I got so into it I started listining to most of the podcasts and learned a lot from videos and articles, I learnt basic accounting and main terms used like ROI and bit more. I got a good grasp of flipping, rental arbitrage, normal rentals and a one that caught my attention is rent to own with a down payment 20%-30% with a higher monthly payments and shorter terms 3-5 years (mostly with apartments)
My Plans:
1. Scrap enough money doing rental arbitrage using Airbnb till I get 100K.
2. Take the 100k and use it as a down payment for an apartment and sell it to someone with the rent to own method. So basically, the tenant's down payment would be 20-30% for the apartment price and that would give me security for my mortgage payments for about 2-3 years safely if I was sceptical and his monthly payments would be greater then the average rent so that would also reassure me. So doing that till I reach a few hundred thousands.
Afterwards I'm stuck ill probably be repeating everything again.
I just needed your advice on what should I do or change and if you got any better ideas feel free to share them.
