Many Lenders that offer 100% Financing are less than scrupulous, and this commonly considered a red flag if you see it offered.One thing you might consider: seeking an equity Investor interested in going in on a Joint Venture type of deal.

I would love to hear other investors opinion in regards to at what point they would stop looking at real estate so intently and go back to putting money in IRAs or something less time consuming.

This is a Joint Venture deal as we had our funds tied up into #2.

BTW, VA loans are assumable in certain circumstances, making it easier to move up, down or sideways in your real estate investment ventures.
