Another tip that I picked up is while you are saving money for your first investment, start driving / visiting areas you would like to incest in so you get a feel for prices, rents , house conditions etc, and visit and look at lots of homes and open houses so your eye get used to looking at repairs / upgrades that are normal in a particular market

Dave makes a great pt about meeting local real estate agents, afterall they could be your future agents.Another Tip: Talk to Prop mgmt companies, they might be able to give you greater info about tenant stats in an area (if you want to hold and rent).
