Focus on building solid relationships with people that will want to work with you in the long run.

@Ashley Piccirilli. this happens a LOT and tbh sometimes its what people are looking for!

I-if it's "big expense", I get ahead of this issue by whipping out a receipt book (you can buy one at any store like Target, Wal-Mart, Staples, Office Depot, etc) and jot down the work that was performed, materials, hours, amount of people, other expenses, etc.

We also host a monthly meetup in Durham that's a great area to meet people

I see people doing them in florida, then realize they still have to do a complete foreclosure and get upset about it because they followed some guru or bad advice here on BP.
