@John Lupo PM companies around my ranch charge 1 month rent for "Leasing and Marketing Fee" and 8 to 10% monthly rent for "Management Fee" including but not limited to maintenance, PM software app, move-in, move-out, evictions, monthly P&L.I recommend to contact the Property Management Association in your area for better local insight.

With the loan-(which I would make in the amount of $16,000) I pay the seller and the closing costs, (something I agree to because I'm getting the house at such a discount) and pay the realtor I use for her time preparing the sales agreement and doing a title search.
