Testing counts more than my opinion.Also, consider a sequence of letters, each having a particular USP and appeal.I like to tell people to save my letter, too, because things change and, yes, circumstances do change.

To me, it sounds like this is similar to how there's so many different opinions on the best way to mail absentee owners, where it's pretty much a matter of testing to see what works best for you as an individual.

But if your goal is to invest in buy and hold properties far into the future, I think you'd be very pleased in retrospect if you started off with a quad instead of a duplex.If you're just trying to test the waters and see if this is something you want to do, then a duplex might be a better way to start.
