I would advise on "house hacking" or rental by the room to increase revenues and get going quickly, so focus on location nearby one of the hospitals/colleges in the area so you can maximize your investment and minimize risk.

I decided to get an inspection on both properties pre drywall and my inspector found several issues from warped roof trusses, all steps un-level, damaged metal wall framing, un-level flooring and un-level concrete flooring.

Seems like a great website for investors and I've known several who used it.The sites they had set up seemed great.Haven't heard of any agents using it, but if it is similar to the investor websites, I would think it should be good.Does your brokerage not have software for you to use?

@James ZhangThere are some good investor friendly lenders for the Dayton area, and several other states.70-75% of purchase + rehab can be done even if you bought the property for cash initially.For 70% of appraised value, you will need to own the property for 1 year (and a day).

The mortgage will be a non-recourse loan, which means that your personal assets are not at risk if the borrower defaults on the loan.The overall BRRRR strategy involves buying a property with SDIRA funds, using a PML or HML for rehab, renting it out for income, refinancing to retrieve the initial investment and equity, and then repeating the process with the acquired equity.
