One advantage of doing it all at once is that the building is all fixed up and it's easier to attract a higher caliber tenant.

The advantage of this setup is the logistics and convenience (all done with the same lender), plus the fact that the re-finance amount is based on the ARV of the property (not the initial loan) and can be re-financed immediately (no freezing period).

There isn't much of a selection on the mls and when a good looking deal comes up it seems to sell in just a few days every time.  

Our investors  still primarily select annual and those with single family rent to own portfolios only use 3 year.
