I am currently renting for 3K a month (i know, it's insane here) and need to stay in this area for the next few years until my daughter graduates high school.

My issue is that I live in the SF Bay Area (very expensive) and I'm here for the next three years until my daughter graduates high school. 

I know about entity transfer (drop and swap) but that really does not help, School districts have become savvy (or just notorious) and will still increase the taxes.

She was not the most qualified tenant at the time but had a stable job and rent paying history.

The reason I am wanting this is because I want her to have the financial history behind her for a conventional loan when I hit my 10 properties.

I would like to create multiple businesses and I have A few ideas already, I struggle with time management between high school, work, and family life in general if you could give any ideas, tips, suggestions, lessons, or books that would be great I am not yet set up for the real estate and I have a ton to learn to get where I want to. 

Having rental history via a schedule E in your tax returns would help, but an executed lease agreement and proof of security deposit and/or rental income received should suffice. 

Our units have allowed us to travel, buy personal, foreign real estate and put our kids through private school and save for college- to name just a few.In 5 years we will reassess.
