Don’t be afraid to talk matter of fact about what price they see the place is worth to gauge their temperature.After that research property values, run your numbers, put together an offer or two, and then go meet them again to talk about the offers.

@David M.I would strongly suggest taking some random listing or even the home you live in, and calculate the figures for what it would cost to remodel it like you plan to do for your flips.What I mean is calculate the square footage and go down to home depot and actually run the numbers on how much paint you'd need, flooring, cabinetry, etc.

@Daniel DietzThey seem pretty savvy and I've put the seller financing to them in several different ways and tried to frame it around tax savings, more money in the long run etc etc.

I know in other states when I buy property I run into having to pay credit card judgements all the time, but it's never happened to me in the state of Florida.Any Florida attorney's can confirm that a non homestead property not in bankruptcy would be encumbered by Credit card judgements or other non specific real property liens like HOA, condoassn, muni fines etc...
