The only way to invest farther is to invest with a Turnkey Company with a good reputation and experience including property management or someone that you trust, really trust.Good luck to you!

However, if it's a reputable broker, they'll keep your best interest in mind as well because they'll realize that you could also be a future client of theirs. 

It helps that I own a local real estate office and have a reputation in this small community so they're a little more trusting.I would explain your concern with the listing agent.

Once you build a reputation as someone who closes, agents will be sending you the deals. 

I know some have reputations of trying to pitch paid teaching/program and such, and I'm trying to avoid these.

That, and gaining a reputation as nickel and diming people on their damage deposit can be a killer for reputation.

If the property is basically okay, but needs cosmetic repairs then you'll find many reputable contracts who will do the work. 

I can hopefully provide some value to you too with my experience estimating for a pretty reputable construction company as well!!
