A reputably property management company will also give you the lay of the land.

I was fortunate that I first started with turnkey I picked a company that has built an excellent reputation for integrity and effectiveness. 

However, the main dilemma is in the valuation of the Realty Corp buy-in and buy-out because from what I understand, the medical office would be much more valuable with a 7 year lease in place (and the tenant is reliable and reputable) than if there is only a few months left in the lease or no lease at all since the market.  

I used my own cash instead of hard money draw for repairs.so now i have 55K of my own cash in this deal and 96K hard money. title is in my LLC.i want to refi for 155K. to get my cash  out and repay the hard money and rent it.I am being told by reputable lender that:1 - cant refi under an LLC. 

Just find a good quality reputable company.

There are a few reputable EPA certified painters to help keep you out of trouble in that arena.There are also the occasional wholesale deals around as well.

What you will have to do is still get an education and be able to understand which sponsors are reputable and who you should pass on.

It helps if the local bank knows you have a solid and reputable property manager on your team.
