I never go by the broker's projections, NEVER.I walked a 200 unit with an agent recently and asked him about his firms tax assumptions and he told me, Bruce, you know what you are doing so don't look at our numbers ;-) (The wink was done by him).

Tenants 18 & under don't go on a lease, so maybe this is a similar situation - since said applicant probably can't legally enter into a contract, even with signature from legal guardian.I talked to my law firm, but the attorney had nothing of value to add really.

He also has a MH two lots from the one i was looking at that needs everything and its a 70's model also with some add on the side, basically he owns it now after it was left there, and he just through out a number of $6,000, which i am sure is not firm, and is not near a nice looking as the first one i was looking at.
