There seems to be some red flags here.

I had hoped to cover counts of 'transfers', units sold by type, but the data I'm seeing doesn't make sense to me at the moment.

The Tampa market is starting to cool off, but you have the find the right deals, or there is no meat left on the bone for a majority of deals out here. 

Brown look at Steven Akindona's post to me at the top of this thread and read his post and see what his business is.

The one that really stuck with me at the moment is Wholesaling.

If you bring in the city inspector be prepared to have the home red tagged if you didn’t pull all the proper permits.  

It is odd that he has shown you things outside your price range, that’s a little red flag for me.

A minimal application fee to cover a background check (max $200) or the cost of an appraisal up front is okay (usually paid to a third party), but paying thousands of dollars up front is a red flag. 

I had read a lot about BRRRRs at the time and other investment strategies, but for me at the time I just wanted something that was more or less turn key.
