For someone that's not as conservative, or a different view on the next recession, they might have a different opinion than me on all of this2) Sponsor quality check: (takes about 45 minutes per deal)I believe that a great sponsor can take an average looking deal and make it great, and that in mediocre sponsor can take a fantastic looking deal and make it bad (especially if there is a severe recession).

These are usually going to be easier to place quality tenants and put you in homes that have less problems in general.

The key is having quality property management. 

First, my site had a terrible quality score for those.  

I have found my own generated lists to be more effective, cost per lead is not too much of a concern, the quality of the list is.

They study the qualities and attributes of people with a net worth of at least one million dollars.

I always start advertising 2 months ahead and have never had a problem finding a quality tenant.

You will start seeing a range/bracket for the different sized units and most likely they will also have pictures so you can rate the quality of the unit along with the rent. 

I would hire a quality PM just for that reason.
