If you list yourself you'll save the 1 months rent (less if an agent is willing to do it for less but you'll likely not get the staging) but you'll have to spend quite a bit of time on it.

I would recommend that you figure out what your upper limit is on how much you can spend (it should be your BAH or just slightly higher).

I suggest you spend your weekends down here getting to know the local market since your not that far away. 

I usually spend about an hour or so a day reading.
