I think this will help me get into the business and start gaining practice investing experience.

I look at it as practice talking on the phone to people so when something eventually does come along, I'm not as nervous as I have experience blindly reaching out and talking to owners.

Layers upon layers in structuring your entity is a good hypothetical principal but in practice may often add unnecessary complexity to management, unnecessary additional expenses, and a false sense of protection, thinking that one is untouchable.

On the flip side, I do have quite a few really close friends and family members that practice real estate law; they are always happy to help out when I have a question or issue and instead of a retainer or a fee, which they would never accept from me, we just go out for a beer and dinner and catch up.

Tax sale situations (and other sale situations) involve different concerns.As a practical matter, I personally haven't seen a HML finance a purchase at a sheriff's sale UNLESS the borrower can pledge other collateral.
