Good evidence for your case includes pictures of the damage and any repair estimates (if they support your case - $7k is not a huge number, so perhaps leave the bids out).Andy

Our process is as follows:Provide renewal options 90 days ahead of lease expirationTenant renews or provides noticeIf normal turnover, property is marketed ~30 days prior to property being available which is 14 days after move-out date If turnover is large (improvements or major upgrades), then first complete the turnover, then take new pictures and market the property.

If you ran your office out of your primary residence and if you leased out your former then there would be a significantly higher net gain, but that's only one scenario to consider.As long as the total picture fits your needs well and you are comfortable with the costs of that scenario, then I say it sounds great!
