I had a property manager that ended up being a crook/scammer (cost me about $10k), I had a tenant that I had screened well abandon a unit (arrested for felony), another tenant abandon a unit and has bounced rent checks (attempting to collect, owes $5k), and another tenant suddenly had to vacate due to health problems.

In our area homes similar to ours are renting for around $850 , we've put ours at $800 without a pet and $850 with one dog .

I have several concerns:1) Right now the property is not safe to live in (there is potential and precedent for sewage flowing IN to the unit) and I'm concerned about health and sanitation issues. 2) There is no lease currently in effect.

The current tenant will leave in June - she broke the lease to a non-allowed pet.
