You can get a feel for other harder to measure things like pets, parking, etc. 

Very frugal lifestyle i.e.. bare minimum expenses, no children or pets, high deductible insurances, completely on board wife2.

One of his tenants got a note from a doctor allowing her to have a therapy dog in a no pet building.  

I would definitely have a strong rental agreement that states: the terms, the timeline, the deposits paid, the pets allowed, what landlord pays, what tenant pays as far as utilties, gardening, repairs, etc; requiring renters insurance, CC&R they need to follow, what happens if they make alterations to the property, no subletting, parking situation, mediation for disputes, etc. condition of the property.  

This included occupancy above state required threshold that is already high, pets/animals, disturbing other occupants, smoking, etc. 

You can export all of the data to excel and sort by multi family, single family, pet groomer... whatever it is that you’re looking for.

From the day you close you are entitled to any rent already collected and the full amount of each security deposit, pet deposit or any other type of deposit. 

Maybe also getting a bit more for pets if it's a good idea to allow them.Unit 2Basement 500 square foot 1 bed 1 bath with combined dining/kitchen/living room.  

I also do pet friendly with deposit - they are going to sneak them in anyway - and  require pet liability insurance for certain breeds.  

I charge $25 per month per small pet and $25 for a refrigerator.
