Turns out the unit isn’t permitted, and the added square footage will not be included in the appraisal.

Your realtor should be doing this - in all my years I've only talked to or met the listing agent at the closing table.What you should gather - Rent roll, vacancy rate, expenses, late rents, any planned capital expenditures, what capital expenditures have happened already, age of HVAC, age of HWH, age of roof, any standing water issues, any open permits, is it zoned correctly as a three-unit, is any of the garage included in any rents, are there any pets, who are the renters (family structure, singles, college students, etc...).

Our contractor didn't get a building permit and now after firing her, I'm finishing it myself. 

We have recently "re-vamped" the permitting process but it's LOADED with bugs.

Hey all,Purchasing a 2 family (owner occupied) in Guttenberg and would like to know what work can be done without a permit? 

I have been involved in the permitting process for a handful of these projects. 

I'm assuming I can or the rest of this post is pointless. 2) My plan is to find a young, hungry GC to be my only employee and use his license to pull permits.
