Did you represent to the seller you are BUYING the property or playing "wholesaler" and have no intention of closing on it?

I purchased a home about two months ago, the deal was after we closed escrow the seller wanted to do a rent back for two months, which I was okay with.

 If a sell/owner was to carry a loan through the sale of real estate property, can that seller take out mortgage insurance on the buyer?

We have sellers all the times looking for painter recommendations.  

I have a good number of buyers (I been doing real estate for a while) and I am slowly creating my marketing materials to get more motivated sellers. 

Money is tight I don't have the 30% to put down and New York is a real sellers market.

Will use it to collect seller lead info and post homes for sale and rent.

I watch her now look for deals online. she's only 14

I'm been looking online but is a lot of information.

She said to pull a list from "wherever you get your lists" that shows the addresses of absentee-owner properties that have been purchased by Corporation (scorp, llc, etc.).I was checking out a couple sites online where one can pull absentee-owned property addresses, but I'm not sure how to filter out those that have recently (past 4-6 months) have been purchased by an LLC.
